A Few Hints for Faster Turn Times

Appraising is a constantly changing profession. Commonly, it seems, appraisers are asked to present additional information or have steps added to their research. They do this additional work to ensure their client receives the best data to be had. To stay current with the continuously changing requirements, Accelerated Appraisal Services LLC is constantly seeking additional tools and improving processes to increase efficiency so we can do more work for in less time. At Accelerated Appraisal Services LLC we know that time is important to everybody, so we've listed some items you can do to speed up the process on any appraisals you order from Accelerated Appraisal Services LLC.

Always order your appraisals online.
With online ordering, you automatically receive e-mail notifications that the order was received, and fast, secure .PDF format report delivery. This tip single-handedly will save the most time! No longer do we have to retype information from a fax, and nor will you wonder whether we received the request.
Are you providing complete and accurate information about the subject property?
Being just one number off on the street address can really unnecessarily slow down an appraisal assignment. Unique identifiers like a tax parcel number, plat map number, or subdivision name is good information to include with the assignment. Even a list of recent area sales is welcome — though be advised that professional appraisers are lawfully required to do their own due diligence on comparable sales, and ours may differ from yours.

If you have any questions about your property or an appraisal we're working on for you, you're always welcome to contact us

Be sure to let us know about the property's distinct details.
Cookie-cutter houses are relatively easy to appraise. Most of an appraiser's time is spent analyzing how unique details contribute to or detract from what otherwise would be a property's market value. When you order your report, let us know if there are unique elements of the home or surrounding area -- for example, it's recently had an addition put on, it's subject to zoning restrictions, it's predisposed to flooding. These are things we'd find out on our own anyway, and knowing them early on makes your report arrive more quickly.
Be sure the homeowner knows the the plan.
One of the most inefficient parts of the appraisal process is confirming an appointment with the current homeowner. We understand that a homeowner may be apprehensive with an unknown person looking in every square foot of their home, taking pictures, and making abundant notes. Believing that it will increase the value, many homeowners believe they should make the place spotless before the inspection. So they reschedule the inspection until the house is cleaned.

Coming from you -- a person they are working with on their loan -- a little knowledge about the appraisal process, who we are, and especially that dusting and polishing won't make it more likely their sale will close, and can shorten the appraisal inspection time. Please feel free to point your clients to this website, where we have lots of pages of useful information for homeowners as well as others regarding the appraisal process. Tell them to call us if they want to meet the staff and learn more about our services. Remind them it's in their interest to set the appointment promptly!
Are you using our website as a resource to verify your report's status?
No more phone and fax tag. Up-to-the-minute status updates are available online, anytime, 24/7. As each important milestone in an assignment is completed, that information is available instantly to you online. It's never been easier to track the status of your report.
